High profile acquisition of a Central London asset for a European Fund.

Coordination of full pre-acquisition, technical due diligence advice and post acquisition development and dilapidations advice.

The Brewery

A mixed use scheme on Cheltenham High Street extending to 110,000 ft² of retail, 104 bed Premier Inn Hotel over 3 floors and 34 Residential units. Buildings are arranged in 2 primary blocks with separate service yards and a new pedestrian mall linking into the existing retail scheme. Project value of £21 million.

PSK have acted as Project Manager from original scheme inception through to completion.

A complicated town centre location, adjoining the clients existing retail scheme. Works were undertaken in 2 primary phases to facilitate ongoing retail trade and minimal disruption. An overall contract period of 32 months with extensive diversion works to primary sewers, stopping up to an existing road and further surrounding highways works including complete re-profiling to the main High Street.

2 Glass Wharf

Located within the Temple Quay area of Bristol city centre, 2 Glass Wharf was a speculative commercial development providing circa 98,500 sq ft of Grade A office accommodation.

The original scheme suffered significant set backs with the original developer going into liquidation and the subsequent recession of 2008. Following numerous years of the scheme being shelved, Salmon Harvester identified an opportunity to acquire the development post recession. PSK were appointed as project managers and co-ordinated the original design team and scheme. Significant project challenges included re-design of the original scheme to incorporating changes to conform to building regulation changes and dealing with planning issues.

2 Glass Wharf was awarded RICS winner 2016 for outstanding commercial property in the South West.

Innova Park

A speculative development by Salmon Harvester Properties and funded by AXA Real Estate. The project was to construct a new 76,000 sq ft warehouse with office accommodation.

Acting on behalf of Salmon Harvester Properties, PSK were appointed as project manager to deliver the scheme within a tight programme and on budget.

Mulberry Walk, Mere Green

Salmon Harvester Properties acquired the site which comprised various redundant void properties in disrepair. The scheme involved complete demolition of the existing properties and construction of the new build development delivering 53,857 sq ft of lettable retail and restaurant space anchored by M&S Simply Food & Boots Chemist.

As well as providing full project management services, PSK were also engaged with liaising with incoming tenants, commenting on agreement for leases and providing Landlord’s consent for tenants fit out.

The Cube

The Cube is 93,700 sq ft high quality industrial/logistics unit in Milton Keynes. Following vacation of the previous tenant, PSK were instructed by NFU Mutual Insurance Society Ltd to prepare a terminal dilapidations claim and negotiate a settlement. Our services also included preparing the specification of repair and refurbishment works and acting as contract administrator during the contract.

The works included removal of the tenants fit out and refurbishment of the office core. Repairs throughout the warehouse area and epoxy coating of the warehouse floor. Replacement LED lighting throughout. Also replacement of dock doors, cladding repairs to the elevations and general repairs externally.

Emm Lane

Working on behalf of the University of Bradford, PSK Project Managed the Extension of Grade II Listed Building to provide Library, MBA Lecture Theatre, Teaching room and associated facilities.

The project included: reviewin of SOM complex and preparation of Master Plan, Full Project Management of project from Inception to Completion, Assisting UOBE in negotiation of appointments from Framework Agreement, Coordinating and managing local residents and expectations regarding Planning Application, Conducting client Procurement Workshops, Developing Sustainability Brief in conjunction with UOBE and Assisting with OJEU Notice.

JD Sports

Retail fit out of JD Sports, Newcastle the Projected included: Strip out and provision of new facade and construction of retail shell including new electrical services ready for the JD fit out, close liaison and incorporation of elements of tenant fit out to allow early store opening, Active negotiations in connection with Agreement for Lease and liaison throughout construction process with tenant’s design team and project manager.

Joseph Priestley Library

Joseph Priestley Library for the University of Bradford was a fast track project with complex phasing, temporary relocations and library book reclassification.

Green Gown Facilities of Services Award Winner 20Refurbishment of the UoB 1970s Library to reduce the carbon footprint and raise energy efficiency from E to A.

The Project was awarded GreenBuild Education Retrofit Award Winner 2013.
